Calm Mix-Use Building - 150 Units
Will be the first mix-use building built in the development. Located on the southeast end of 13301 Lake June Road. Building will be 6 floors in height.
Financed via TDHCA Bond with Dallas Capital as underwriter
Residential Details 150 Residential Units 2nd through 6th floors all residential ranging from 1-3 bedrooms
Ease Mix-Use Building - 150 Units
Will be the second mix-use building constructed in development. Located on the southwest end of 13101 Lake June Road
Financed via community development loan with Dallas Capital and Woodforest Bank.
Peace Mix-Use Building - 220 Units
Will be the third mix-use building constructed in development. Located on the north end of 13101 Lake June Road
Financed via community development loan with Independent Financial and Frost Bank.
Tranquility Mix-Use Building - 220 Units
Will be the final mix use building constructed in development. Located on northeast end of 13301 Lake June Road
Financed via IYTG and partners. Boardwalk Café will be housed in this mix-use building.
Parking Garages
There will be 3 parking garages on the development.
Peace-Tranquility Garage
Have Miami artist paint. 1st and 2nd Floors of garage reserved for commercial employee parking. 3rd through 7th Floors reserved for residential parking.
Calm Garage
Have local artist paint. 1st Floor of garage reserved for commercial employee parking. 2nd floor of garage reserved for commercial customer parking. 3rd through 7th floors of garage reserved for residents.
Ease Garage
Have local artist paint. 1st Floor of garage reserved for commercial employee parking. 2nd Floor of garage reserved for amphitheater customers. 3rd through 7th floors of garage reserved for residents.
Art Garden
Will create art garden on the trail that weaves throughout the entire development. Will include sculptures from local artist.
Amphitheater
Located on the far northwest side of the 13101 Lake June Road. Will be owned and operated by IYTG.
Public Park
There will be two parks in this development. The first larger park will be located in the southwest end of the development. It will be family and dog friendly and will include parking for food trucks. The second park will be smaller and located on the far northeast end of the property.
Fire Station
Located on north end of 13701 Lake June Road. Will be a 2-story station. Will be a minimum of 4 bays for trucks.
First Floor of station will include:

- Four Offices
- Training Room
- Support and Storage Area
- Commercial Kitchen
- Laundry Facilities
- Locker Rooms
- Private living quarters for on-duty officers
Second Floor of station will include:

Public Safety Town
Located on between the fire station and medical facilities on 13701 Lake June Road. Will include education on fire and medical safety for public. Will be owned and operated by IYTG.
Facility will include the following:
- 2 classrooms
- Safety Home
- Bedroom for Training
- A Tool Wall for fire and medical tool display
- Decommissioned Fire Truck on display and training purposes
- Training theatre
- Safety Village, Will purchase 4-wheelers to drive on village track
Medical Facility
Located on the south end of 13701 Lake June. Will be a 2-story medical facility/clinic that will service the area. The City wants Baylor Scott and White to be the entity that services the area but that is to be determined.
