This Giving Tuesday, join us in making homeownership accessible and affordable. With your support, we preserve community space and create permanently affordable homes for those most impacted by rising housing costs.
Why Your Support Matters
Dane County is experiencing one of the hottest housing markets in the country. Median single-family home prices have increased by 9% over the past year, now exceeding $480,000. For the average family, this means homeownership is increasingly out of reach. To purchase a median-priced home in the county, a family would need an income of at least $150,000 — an impossible number for many of our neighbors. We are in the midst of the worst housing crisis our community has ever seen.
Our Impact, Together
With support from the community, MACLT has developed 65 permanently affordable homes that we keep affordable for generations using a resale formula and ground lease. Our homeowners save an average of $50,000 in wealth in their principal after an average of 15 years, and they will generate additional modest returns on their investment when they sell. Most MACLT homeowners use equity saved in their CLT home to buy a market-rate home when they are ready to buy.
MACLT is selling our homes to families with incomes between $43,000 and $75,000, with recent home prices ranging from $157,000 to $235,000. That's less than half of the county median home sale price. With our 64 permanently-affordable homes, MACLT has helped 126 low-income families achieve homeownership. This means the funds invested into our homes have doubled in impact over time, while our homes stay affordable for families making between 30% and 80% of the County Median Income (CMI).
Looking Ahead: New Projects, New Hope
A Huge Expansion in Housing Development
MACLT is seeing a major growth spurt, and is on the path to expand our portfolio by over 60% in the next five years as we work toward our goal of developing our 100th permanently-affordable home by 2030.
MACLT has six new homes coming into the land trust this year at Owl Creek and Mosaic Ridge, and 1 condo unit coming into the land trust at Village Cohousing Community.
MACLT's next development will be 12 townhomes at the Voit property on Madison's eastside, which is expected to break ground in 2026.
MACLT has a new $2M funding commitment from Dane County and MACLT is seeking opportunities for a Greater Dane County pilot project in Stoughton, Fitchburg, and Sun Prairie.
Expansion of community land trust homeownership was listed as one of the 17 strategies in the Dane County Regional Housing Strategy in 2024.
